Cancellation policy
Free cancellation up to 7 days before the check-in date. Cancellations between 7 days and 24 hours before arrival: the first night is charged. Cancellations with less than 24 hours' notice, no-shows or early departures: the full stay is charged. Date changes are subject to availability and current rates. Cancellation requests must be made in writing (email), quoting the reservation number.
Booking and payment terms
The reservation is confirmed once accepted by the property and, where applicable, once payment is received under the stated conditions. Prices shown include VAT at the legal rate and refer to the number of guests indicated; additional guests may incur a supplement. Under Article 17 of Portuguese Decree-Law 24/2014, there is no right of withdrawal for accommodation services with a specific date of performance; the cancellation policy shown before completing the booking applies. The confirmation is sent by email (durable medium). The property may decline a request in case of unavailability or incomplete details. Municipal tourist taxes may apply under local legislation, charged at check-in or included in the total, as indicated.
House rules
Check-in from 14:00 and check-out by 12:00. Arrivals outside these hours must be arranged in advance. Quiet hours from 22:00 to 08:00. No smoking indoors. No parties or unregistered visitors. Pets only with prior authorisation. The number of guests may not exceed the number stated in the reservation. Damage to the property or its equipment will be charged to the responsible guest. An electronic complaints book is available.
Privacy and personal data
The personal data collected (identification, contact details and stay details) are processed by the property, as data controller, to manage the reservation, invoicing, communication related to the stay and compliance with legal obligations, in particular the registration of guests with the competent authorities (SIBA/AIMA). The legal basis is the performance of the contract and compliance with legal obligations. Data are kept for the legally required period (minimum 5 years for guest registration and tax records). They are not shared with third parties except where required by law or to provide the service (for example, sending emails). You may exercise your rights of access, rectification, erasure, restriction and portability by contacting the property at the email shown on the website. You also have the right to lodge a complaint with the Portuguese data protection authority (CNPD).
Guest registration
In Portugal, all accommodation providers must report the identification of foreign guests to the authorities (SIBA) within 3 working days of arrival. For this reason we ask for the identity document details of each guest before or at check-in.
